Our latest project involves the complete redevelopment and renovation of an existing building in the Exarchia district of Athens, which the company acquired in February 2026 in particularly poor condition. Its prime location at the intersection of two pedestrian streets with vibrant commercial and social activity was a key factor in its transformation into a contemporary residential project. The immediate proximity to cafés, restaurants and shops, together with the ability to reach Athens’ commercial and historic centre on foot, adds significant value to the property.

Until then, the building had been used by a publishing house, with different layouts on each floor, ranging from open-plan spaces to individual offices. Our primary objective was to make the most of the existing space and create modern, functional and aesthetically refined homes that meet the demands of contemporary urban living.

Following a detailed assessment of the building, the first three floors were redesigned to accommodate two independent apartments of approximately 45 sq.m. each, while the fourth floor was transformed into a single penthouse residence featuring a spacious terrace. Two different apartment layouts were introduced across the first three floors: one comprising a living room and one bedroom, and another featuring a living room and two bedrooms. All residences include a fully equipped bathroom and a functional kitchen, with every space carefully designed to maximise usability and make the most of every available square metre.

Particular attention was also paid to the building’s exterior, which underwent a complete redesign. Larger openings were introduced to allow more natural light into the interiors, significantly enhancing the quality of the living spaces. As a result, even the apartments on the first floor benefit from a bright and welcoming atmosphere.

The interior design follows a contemporary, minimalist approach, characterised by clean lines, carefully selected materials and a strong emphasis on functionality. Each space was designed to combine aesthetic appeal with practicality, creating homes that fully exploit the potential of a building located in the heart of Athens.

The result is the complete transformation of an ageing commercial building into a contemporary residential development that combines the vibrant energy and distinctive character of Exarchia with the comfort, functionality and refined aesthetics of modern urban living.
